Description
The Overlook offers premium off-campus housing for Utah Tech students, featuring well-furnished units in a prime location just one block south of St. George Blvd and one block north of the university. Each unit includes 3 private bedrooms and 3 bathrooms, with ample parking for residents.
ERA Property Management Requirements:
Credit Score: A minimum credit score of 650 is required. Background checks on credit, criminal, and eviction history will be conducted.
Poor credit may result in denial, but exceptional rental history can influence the decision.
Applicants with an eviction history and an outstanding balance will be denied. Even if the balance is paid, an eviction history may lead to denial.
Pets: Pet allowance is at the property owner’s discretion, with exceptions for ESA and Service Animals.
Smoking: Smoking allowance will be determined by the property owner.
Income: Applicants must have a verified income greater than three times the monthly rent. Roommate applicants may combine incomes to meet this requirement.
Employment: A minimum of six months of current employment with verification is required, or a stable employment history if starting a new job.
Rental History: An established rental history is preferred. Exceptions may be made for first-time renters or those moving from homeownership. A co-signer may be required.
Roommates: If one applicant is denied, the entire group will be denied.
Application Process: All applicants 18 years or older must submit a separate online application and pay a $50.00 application fee. Application status will be communicated via email.
Lease Details: If approved, tenants must pay a security deposit as specified in the marketing ad. Additional fees include a 10% late fee for rent paid after the 5th of the month, a $75.00 NSF fee for returned payments, a $300.00 re-letting fee for breaking a lease, and a $200.00 Tenant Initiation Fee at the time of the security deposit.
