Room in Quiet Home by Century. Dogs r great!

Newly remodeled home in a safe, quiet area w/ lrg private backyard. I'm a single dad w/ two adult children on their own. I have had one tenant (F/32) renting this room for 3.5 yrs who has moved out (graduated). Includes a shared: bathroom (used 2% of time), entrance, kitchen, living room, and yard. Will consider one dog that does not bark. The lower level is rented (quiet M/39) also (so 3 people total in home).
No smoking anything (in/out/quitting). Foosball, PPong Table, tramp, exercise equip. etc. The BR can be furnished or not. Extra storage space in the basement. I try to make sure we take care of any 'deal-breakers' BEFORE meeting. Please give me as much information about you and your situation as possible but definitely include: full name, timetable (moving in/out), income source, home/apt. history, etc., w/ your reply. I am open to questions also. I have plenty of references including M/F/26-55 in the neighborhood and current/former tenants.
