Renting out my basement

I'm a 39 year-old male, working professional, looking to rent out the basement of my split level house, built in 1984. The basement is unfurnished and includes a bedroom, a living room with a fireplace, and a private bathroom. A community laundry room is also located in the basement. Shared living spaces on the main floor include: a spacious living room; a Kitchen with stainless steel appliances and granite counter tops; and a dining room. Driveway and street parking are monitored by cameras 24/7 and available for use. The house is located in a quiet, safe neighborhood, close to parks and shopping.
I'm looking for a clean, respectful working professional, male or female. I have a female, 3 year-old boxer mix, so other dogs are welcome, but I'd like to set up a meet and greet for our pets. Rent is $1300 a month and includes all utilities (water,gas,electric,trash) and WIFI. Deposit is $500 and pet deposit is $150 per pet (2 pet limit). Please contact for further lease information.
