Renting out my basement

I'm a 39 year old working professional looking to rent out the basement of my spit level house built in 1984. I've owned the property for three years. The basement is unfurnished but includes a bedroom, a small living room with a wood burning fireplace, and a private bathroom. A community laundry is also located in the basement

Shared living space on the main floor includes a spacious living room, Kitchen with stainless steel appliances and granite counter tops, and a dining room. Driveway and street parking are monitored by cameras 24/7. Located in a quite, safe neighboorhood close to parks and shopping.

I'm looking for a clean respectful working professional male or female . I have a female 3 year old boxer mix so other dogs are welcome barring they can get along.

Rent is $1300 a month but includes utilities (water,gas,electric,trash) and WIFI. A deposit of $500 is required also $150 per pet up to 2. Lease can be 6 or 12 months
