Appliances Included are: Electric stove, electric oven, microwave, dishwasher, refrigerator (no owner warranty), and washer and dryer units (no owner warranty).

Landscaping and weed abatement around the guest home unit patio and property will be maintained by owners and at their discretion. Tenant responsible for any personal pots or plants and owner approval on all may be needed.

This home will include central home HVAC heating and AC using the Honeywell App. Tenant will have to download and use app for temperature adjustment and settings, no thermostat is used for heating and air. This unit is on Septic, please note any stoppages or clogs will be the tenant’s responsibility during the lease, be careful what goes down all drains.

Electric through SDG&E is shared with the main home. Owners will cover and include the first $100 of Electric cost and usage, any overage amount or remainder beyond $100 will then be split 50/50 between owner and tenant, with a copy of the SDG&E bill being supplied to the tenant and a separate charge entered via their online tenant portal being made for easy and convenient payment thereafter.

Trash service will be included with rent and shared with the main home. Tenant will be responsible for every other week taking the trash bins in and out, and the main home resident taking them the other weeks, this will be a shared responsibility for the tenant to receive included trash service with rent. If the tenant would like to get their own trash service, they are welcome to do so as well, but at their own expense.

Basic Home Internet, provided via San Diego broadband, is included with rent, but any add'l services or higher speeds may be the tenant's responsibility or incurred expense to pay for. Please call your Internet or TV providers ahead of time to make sure they can and will serve this address if interested, or ask any upfront questions with regards to the internet that will be provided, as it is your responsibility to check on this all before applying or signing a lease, Thank you.

Pool use is not automatically included, but a request for use at any point in time on a case by case basis is something the owners are more than open to, and happy to share, but request must be made prior to use of pool, please.

Quiet hours will need to be respected after 10 pm.

Shared, locking, property mailbox. Tenants will be provided a key or they can get an off-site PO Box for mail delivery.

A Renter’s Insurance Policy will be required on behalf of the tenant/s residing in the home.

We are happy to supply a sample lease agreement to you ahead of time, just ask. Please note your final lease agreement may include additional disclosures and/or addenda as needed and with regards to the home and property. But the lease in and of itself will be much like the one we will later supply to you to review ahead of signing. Thank you!
