This is a private, unfurnished, master bedroom with an attached bathroom in my primary residence-a five-bedroom, two-bathroom house featuring a spacious deck and a large backyard. The home will be shared with me and my teenage daughter.
We are seeking one responsible woman as a roommate. LGBTQ+ friendly.

Details:
Rent: $690/month - Utilities Included: Hyrum City, Questar Gas. Wi-Fi is also included in the rent.
Deposit: $700 (due upfront). $50 is non-refundable as a cleaning fee when the tenant moves out. The rest is refundable barring cost for any damages.
Application Fee: $35 to cover background/credit check
Lease Term: Flexible. three- or six-month lease with the option to extend or transition to a month-to-month agreement.

Kitchen: Fully stocked and shared, featuring a gas convection oven, dishwasher, microwave, toaster oven, and more. The kitchen also includes, dishes, ample cookware and baking supplies, etc
Living Room: Shared space with a large TV, some streaming services, and DVD playback.
Laundry: Washer and dryer in basement laundry room (tenant will have their own scheduled use days).
Parking: uncovered driveway parking for one vehicle.
Outdoor Space: Shared access to a spacious deck and large backyard.

Living Arrangements:
The house is a split-level design. My teen daughter and I reside on the lower, basement level with our own bathroom. The rental (master bedroom) is located on the main floor, along with the shared kitchen, living room, and access to outdoor spaces. There are two additional unoccupied bedrooms, I am only seeking one roommate at this time.

Pets:
We have two friendly small dogs and two cats. Pet lovers are preferred, but I probably cannot accommodate additional pets. A pet could maybe be negotiated on a case by case basis.

Tenant Responsibilities:
We are looking for someone who is responsible, clean, and respectful
Non-smoking (inside), no illegal drugs on the premises, and no parties. Friends are welcome socially during reasonable hours of the day. This is not a party house but adult behavior is not an issue as long as the tenant is respectful.
While we welcome people of all beliefs, please note that I am an atheist, which may be important to some individuals.
