INCOME:
Applicants must have verifiable combined net income of at least 2.5 times the amount of the monthly rent. Applicants must submit 3 months of paystubs or other forms of proof of income.
RENTAL HISTORY:
All applicants must have a minimum of 12 months of verifiable rental or mortgage payment history. If you cannot submit receipts or bank statements your application will be denied. We do not accept co-signers or guarantors.
CREDIT:
All applicants over the age of 18 must fill out their own application. Every applicant needs must submit a copy of their drivers license or form of state approved ID. The approval of an application is based on what is found in your credit history. The information we obtain about you may include but not limited to, bill paying history, the number and type of accounts you have, any open bankruptcies, outstanding debt, unpaid utility bills etc. Any applicant with past or current evictions will be denied, no exceptions.
PERSONAL & LIABILITY INSURANCE:
We require tenants to have a Personal Liability Insurance Policy (renters’ insurance). The coverage must be maintained for the entire time the home is occupied, at no less than $100,000 per household.
PETS:
Applicants will need to fill out a pet application. Maximum of 2 pets allowed per home. Rottweiler, Doberman, Pit Bulls, Chows, Akita's, Alaskan Malamutes, Siberian Huskies, St. Bernard's, Cane Corso's and Wolf Hybrids are prohibited. Pets must meet all local requirements for licensing and vaccinations.
