All brick, split level home on private parcel. 3 bedrooms, 3 bathrooms, bonus room, and an enclosed single car garage. The attached/enclosed single car garage is not heated nor cooled, and can NOT be used as a bedroom, NOR parking, it can strictly be used as a playroom, storage, etc. (see below for further info). 3 bedroom and 2 bathrooms are on the upstairs level. A bonus room, full bathroom with laundry hookups are on the lower level. The main level has the living room with fireplace, eating area and kitchen. The kitchen includes use of a refrigerator, oven, cook top and dishwasher. This home is total electric with central heat and air. There are a few older electric baseboard heaters, but the house does have central air. The house has wood and laminate flooring thruout, except the master bathroom and 2nd bathroom on the upstairs level both have vintage tile. There is a screened in porch with a ceiling fan off of the eating area, next to the kitchen.

Tenant is responsible for the utilities and yardcare, the yard is approx. 1 and 1/4 acre and if the tenant cannot care for same, the yardcare might can be provided for an additional charge. Yardcare must be maintained year round. There are 2 small fenced areas, one off of the back screened porch, and another in the backyard area. No cars, mowers, etc, nothing with gas or oil can be stored in the enclosed garage. Tenant can erect a storage structure at tenants expense with prior approval. There is a narrow driveway, with fence on either side, that comes in off of the main Hwy 11. No commercial vehicles or large trucks permitted, residential passenger vehicles only.

There is an old storage building behind the house that is available for a tenants use "As Is Only", at their own risk only, and can be used as storage only. No additional charge is applied because of the existing, older storage building; and if it ages further, or ever became damaged or destroyed, it would not be repaired or replaced, and there would be no discount in the rent if it were ever not usable.

Utilities and Yardcare are the tenants responsibility.

Legal Liability Insurance Required – We will accept coverage you obtain on your own OR it is available for $9.50 per month, added to your rent through our source. This is for $100,000 coverage amount with no deductible (see below for more information).

The Tenant Liability Insurance Policy/Program is NOT Renters Insurance and does NOT cover a tenant’s personal belongings, additional living expenses or liability arising out of bodily injury or property damage to any third party. ** Our firm strongly recommends that all tenants obtain a separate Renters Insurance Policy to help protect your personal property and personal liability. **

A tenant can obtain the legal liability insurance on their own OR for your convenience it can be automatically included through our rental website for a charge of $9.50 per month. This monthly charge is in addition to your regular monthly rent amount. If a tenant chooses to obtain this legal liability insurance policy through an insurance company of your choice, tenant will be required to have our firm listed as named insured. The tenant will be named as an additional insured party and must provide proof of coverage for the duration of the lease agreement (must provide a paid receipt for a year in advance).
