APPLICATION PROCEDURE
We offer an application form to everyone.
Applications are available at 5761 Glenridge Way, Klamath Falls, Oregon 97603 in person or by email.
We review completed applications in the order in which we receive them.
We may require 3 to 7 business days to verify and process the application.
Applications are valid for 90 days from the date of submission.

NONDISCRIMINATION POLICY
We do business in accordance with Fair Housing Law and FCRA.
We do not discriminate among applicants based on membership in protected class including, race, color, religion, sex, sexual orientation, gender identity, national origin, disability, marital status, familial status, source of income, or any other protected class as defined in any federal, state or local law.

APPLICATION SCREENING GUIDELINES
Each applicant 18 years or older must submit an individual Application.
Incomplete Applications will not be reviewed. Applications must be signed and dated.
Photo identification is required.
The first qualified Applicant(s) will be accepted.
Falsification of any part of the application will be grounds for denial.

RENTAL HISTORY
Satisfactory rental history must be verifiable from unbiased and unrelated sources.
First-time renters shall pay an additional deposit and may require a qualified co-signer.
Applicants must provide the information necessary to contact past Landlords.
No evictions within the last five years will be considered. Evictions that occurred more than five years ago or resulted in a dismissal or general judgment for the applicant(s) are not considered. Eviction judgments issued during the COVID-19 Protected Period (from March 1, 2020, to March 1st, 2022) will not be considered.

INCOME/RESOURCES
Household income shall be at least three times the Rent.
Income must be verifiable through pay stubs or employer contact. (Award letters for Social Security, financial support, child support, public assistance, utility or housing assistance. Self-employed: current tax records or bank statements shall be verifiable and current.

CREDIT HISTORY
Negative credit reports may result in the denial of the application. Credit scores below 625 may require an additional deposit or denial of application. Adverse reports include, but are not limited to: late payments, collections, judgements, total debt load, and pending bankruptcy/bankruptcy. Excluding nonpayment balances that accrued during the COVID-19 Protected Period.

CRIMINAL HISTORY
Criminal convictions or pending charges which may result in an application denial include, but are not limited to: drug related crimes, person crimes, arson, patterns or history of violent crimes, sex offenses, and identity left or forgery crimes or any other crime that would impact the health, safety or right of peaceful enjoyment of the premises by the Residents or Owner/Agent. Crimes or pending charges that are no longer illegal in the state of Oregon.
False and/or information that is not disclosed on the application and shows up on the criminal/public check will result in the denial of the application.
Criminal history will be evaluated on a case-by-case basis, considering the nature and severity of the incidents that would lead to denial.
Applicants are encouraged to provide Supplemental Information to explain, justify, or negate the relevance of potentially adverse screening outcomes.

EXPLANATIONS/EXCEPTIONS
All applicants may submit a written explanation with their application if extenuating circumstances require additional consideration. Exceptions may be made for Applicants with increased/additional deposits or qualified Co-Signers at the sole discretion of the Owner/Agent.
If, after making a good faith effort, we cannot verify information on your application, or if you fail to pass any of the screening criteria, the application process will be terminated.
