The backyard has a detached garage workshop with power and also a storage shed. Tenant(s) pay water, power, and gas. Pets may be accepted on a case by case basis for an additional fee. Landscaping is tenant's responsibility and is required every other week. The washer and dryer are not included in rent, but can be rented for an additional monthly fee. The home is 1,227 square feet.

RENT & SECURITY DEPOSIT INFORMATION:
Rent for this home is only $1,495.00 per month and includes routine trash and recycling. With an approved application and credit score of 620 or higher, the security deposit is generally $1,495.00. If approved with a slightly lower credit score, at least a double deposit may be required. If approved, the security deposit must be paid and lease signed within 48 HOURS of acceptance (generally known within 1-3 business days from time of application(s) being paid in full) in order to secure the home and remove it from the market.
** NO HOUSING VOUCHERS WILL BE ACCEPTED. **

ALL applicants are required to have a credit score of 610 or higher. If approved, the SECURITY DEPOSIT is generally $1,495.00, but may increase to a total of $2,990.00. The SECURITY DEPOSIT is due within 48 hours of approval of application(s) in order to secure the rental for you and remove it from the market. **Applications generally take 24-72 hours depending on how much data is supplied when the application is initially submitted, how long it takes to verify income and employment, and how long it takes the applicant(s) to provide any other required information.** The LEASE must also be signed within 48 hours of applications being approved and the lease shared. Approval is based on a mixture of credit score, rental/residential history, total monthly income, and criminal background. A $120.00 admin fee is due with first month's rent. Renter's insurance & Liability to Landlord insurance are REQUIRED. Tenants can provide these through any approved insurance company. If tenants do not provide these prior to the lease start date, a monthly fee of $15 will be charged, per tenant, for Liability to Landlord insurance (LLI). This LLI does not cover the tenant’s personal belongings.

APPLICATION INFORMATION & FEES:
Applications are a NON-REFUNDABLE $85.00 per person. EVERY person 18 or older is REQUIRED to place a SEPARATE application. Each applicant must provide a separate email and separate contact number for themselves, along with approved identification. If approved, additional move-in fees will be $120, which will be due at the same time as the first rent payment.

This home can only be held for a lease start date that is up to 2 weeks from the date that the application is approved (if applicable) by our office and only IF the security deposit is paid and the is signed within 48 hours of approval. ACCEPTANCE IS BASED ON COMBINATION OF THE FOLLOWING REQUIREMENTS SET FORTH BY THE OWNERS:
Income must be at least 3.5x the rent in total (combined) monthly income (i.e. $1,495.00x3.5= $5,232.50 minimum total monthly income).
Credit scores of at least 610 or higher
Verified and approved rental/residential history.
A Criminal background check.

ADDITIONAL INFORMATION:
Rental assistance programs, government assistance programs/housing vouchers are NOT accepted.
The unit can be held for a move-in day that begins 30-days from the date of the application(s) being accepted along the paid security deposit, and a signed lease, which must be paid and signed within 48 hours of acceptance.
Rent at $1,495.00 per month is based on a 12 month lease. A shorter lease may be approved or an additional monthly premium.
