Description
This townhome is located conveniently near the intersection of Woodmen and Black Forest Roads. Main level features a living room, dining area and kitchen with a center island, built in microwave, flat-top stove with a self cleaning oven, and dishwasher. A half bath and attached two-car garage are also found on the main level. The upstairs level features three bedrooms, a full bath and laundry room. The primary bedroom has a huge walk-in closet and an attached full bath.

Application requirements for being accepted as a tenant with RE/MAX Real Estate Group:

• Tenant screening consistent with the CO housing guidelines.
• Criminal background check consistent with the CO housing guidelines
• A minimum credit score of 600 for all applicants, no exceptions
• Income must be at least 2 times the rent amount
• Co-signers will be considered for financial requirements but not in lieu of the required credit score.
• If pets are accepted, they must be individually approved by the property owner/property manager.
• A completed pet profile on petscreening.com is required for all pets, ESA’s, and service animals. Approved pets require an additional $300 security deposit and $35 per month pet rent, per pet.

For our company, the hard costs associated with running an application include but are not limited to: paying our third-
party software provider for credit, eviction, and criminal background history, paying our staff member(s) hourly to process
the application, and paying to provide our application processor with a physical desk space, along with software to
effectively perform all associated job duties. The labor/time associated with running an application typically includes
working with the applicant to ensure the application is completed, communicating with the prospective tenant throughout
the application processes, and working to obtain past rental housing references, proof of income, picture identification,
photos of pets, etcetera. Hourly staff/labor costs include benefits such as paid time off allotments and time blocked out for regular training.
Upon quantifying all costs and calculating the out of pocket expenses for running applications, we have determined that
it costs us around $120 per application for processing. However, for the sake of “fairness” and market competition, we
have lowered the rate charged to a flat $75 per adult applying for residence.
