Rental Application Requirements

To be considered for one of our properties, all applicants must meet the following criteria:
• Credit Score: Minimum 620 credit score per adult applicant
• Income: Combined household income must be at least 3 times the monthly rent
• Application Fee: $100 per applicant (18 years and older, non-refundable)
• Lease Preparation Fee: $50 attorney-prepared lease administrative fee (non-refundable)
• Pet Fee: $300 non-refundable pet fee (per pet, if applicable)
• Security Deposit: Equal to one full month’s rent, due at lease signing
• First Month’s Rent: Due in full on lease start date
• HOA Application Fee: If the property is located within a homeowners’ association, additional application fees and approval may be required. These fees are set by the HOA and vary by community.
