$1,000 basement apartment for female roommate/$1,400 single mom with a child

Beautiful, carpeted, unfurnished, large basement apartment in gorgeous Suwanee cul-de-sac neighborhood. My house is in a top-rated school district, near lots of restaurants, grocery stores and retail shopping. The basement living area has one bedroom, one bathroom, a large room with lots of natural light that opens up to a downstairs porch with a large yard and a storage area. There is a microwave and a mini-fridge, and access to the washer and dryer upstairs.
I am a single, professional 58-year-old woman with two daughters, ages 12 & 14. I am looking for a single female roommate. Or, possibly a single mother with one child (In that case, it's $1,400 per month). No couples please. It's a month-to-month lease. But ideally, I am looking for someone to stay at least one year. 1/3 gas and electric utilities. In the warmest and coldest months - averages about $75 to $100 monthly. Parking space in the garage and security system.
