Three developers in three different states reached early milestones in their student housing projects this week. One announced plans, another earned approval, and a third acquired a site and made ready to break ground.
Des Moines, Iowa — New Development Proposed for Mercy College’s Increased Numbers
Newbury Living of Des Moines, Iowa announced plans to purchase and renovate a five-story building near Mercy College of Health Sciences, transforming it into 80 student apartments for the small but growing school.
Last year was the first year that Mercy offered a four-year nursing program, in addition to its former one- and two-year programs. This year, Mercy’s enrollment is up by 25 students, a significant jump in a student body of less than 800, and a trend that’s expected to continue.
Newbury Living has tentatively branded the new development “College Hill,” as a gesture towards giving the small but growing campus more of a footprint in town.
Turlock, Calif. — Coleraine Capital Group Gets Green Light on Cal State Development
The Turlock City Council has approved a 600-bed student housing project near California State University, Stanislaus campus, despite initial neighborhood concerns.
Coleraine Capital Group’s original plans for The Vista sparked protests from neighbors behind the site, who were concerned about being dwarfed by the new structures. Coleraine Capital Group obliged their objections by moving the proposed building site closer to Monte Vista Avenue.
The four-story, three building complex will boast the tallest residential buildings in the city once completed.
The Vista will offer 180 units to students at Cal State, Stanislaus. Each unit will be arranged as a pod, with individually-leased bedrooms branching off of a shared common room and kitchen space. The development will also include a recreation area, complete with clubhouse and pool, and offer off-street parking to its residents.
This makes the third student housing development in Coleraine Capital Group’s portfolio.
College Station, Texas — Sterling University Housing Acquires Grounds for 750 Bed Development
Dinerstein Cos.’s student housing division, Sterling University Housing, announced the purchase of a site for their newest development, Sterling Northgate.
The 750-bed project will service students from nearby Texas A&M University with one, two, four, and five bedroom units. Sterling Northgate plans to offer a wide selection of upscale amenities, including a cyber café, rooftop pool and hot tub overlooking Kyle Field, fully-furnished options, private study rooms, a fitness facility, and a multipurpose lounge with a game room included.
Construction on the new facility is set to break ground this month, with plans to open in August 2017.
Dinerstein will be pursing LEED Silver certification on this new development, which is the company’s third student housing project in the state of Texas, according to their website.
