About Hopson Flats student apartments

Hopson Flats is urban living like you've never experienced before. Modern design, excellent amenities, unheard-of conveniences, and very reasonable pricing. Right in downtown GR.
We offer two, three and four bedroom flats here at Hopson

You'll have the city's best right at your fingertips, including restaurants, shops, cultural attractions, and nightlife.

Even though you'll be living in the city, you may still have to come to terms with West Michigan's urban sprawl. Relax. The Rapid is right next door, with new routes popping up daily. If you're a GVSU student with a valid ID card, you can ride free out to GVSU's Allendale campus.

INDIVIDUAL LEASES___________________________________________________
2 Bedroom, 1 Bath: $625/person/month
3 Bedroom, 1 Bath: $575/person/month
4 Bedroom, 2 Bath: $515/person/month
4 Bedroom, 2 Bath Corner Unit: $525/person/month
Deposit: $450 Per Person—Application Fee $50 Per Person
Cleaning Fee: $150 Per Person

Plus, continue to take advantage of the following amenities:
1. FREE UTILITIES. Hopson Flats will include the utilities as part of your rent. This includes gas, electric, cable, internet and water.
2. 10 MONTH LEASES. For those of you who do not want the commitment of a full one year lease - 10 month leases are available. These shorter term leases will cost an additional $50/mo.
PARKING - Parking will remain available but will not be included in the rent. The cost per space will be $38.00 /mo. (a bulk rate discount for Hopson Flats tenants).
WHOLE UNIT LEASES. Hopson Flats will continue to offer the program in which tenants are able to lease an apartment in its entirety – versus just by the room. While the “by the room” option will still be available – the Whole Unit Lease will be an added option. You may ask – how can this benefit me? There are a few ways.
1. One Deposit – Whole Unit Leases are only required to pay one $600 deposit (versus a deposit for each room)
2. Additional Roommates – Grand Rapids City regulations restrict occupancy to four (4) unrelated individuals per household. So if you are not related to your roommates you may only have four (4) people living in a two, three or four bedroom flat here at Hopson Flats. Although, if you have children, dependants or family members living with you then you may have up to two people per bedroom.
Example: Four friends want to live together –no relation to each other- they can only have four people per unit, their unrelated friend John Doe can not move in with them because that would cause an over occupancy of the apartment.
Example: A couple and their three children –a family of 5- want to move into a four bedroom, this status is permitted due to the fact that they are family members. A family or related individuals may have up to two people per bedroom.

When you are ready to turn in your application we require the $50 application fee to be paid along with half of the security deposit to be paid in order to reserve a room

Hopson Flats Pet Policy

Pets Allowed – Apartments with Whole Unit Leases Only are allowed to have up to two pets in an apartment. There are some restrictions to this as well as additional deposits and fees but we wanted to be sure that you were able to have your pet live with you. Should you be interested in bring in a pet, and have a Whole Unit Lease in place – please contact me and we can discuss the details.
